Redbird Rental Qualifications
At Redbird, we believe in making the leasing process simple, fair, and transparent. Every application is reviewed under the same set of standards:
Income
- Gross monthly income must equal 2.5–3× the monthly rent.
- Proof of income required (pay stubs, tax returns, bank statements).
Credit
- A minimum credit score of 600 (or Redbird’s set threshold) is required.
- No open bankruptcies, charge-offs, or outstanding landlord collections.
- Recent delinquencies, judgments, or unpaid balances may result in denial.
- Credit history is evaluated holistically — positive patterns may offset isolated issues.
Rental History
- 2–3 years of positive rental history preferred.
- No evictions within the past 7 years.
- No outstanding balances with prior landlords.
Criminal Background
- A criminal background check is required for all adult applicants.
- Convictions for violent crimes, sexual offenses, or significant drug-related activity may result in denial.
- Redbird complies with Fair Housing laws and evaluates on a case-by-case basis, considering severity, recency, and relevance.
Occupancy
- Maximum of 2 persons per bedroom plus 1 additional occupant.
- All adults (18+) must apply and qualify.
Application Fee
A non-refundable fee per adult applicant covers credit, criminal, and rental screenings.
Guarantors
- Allowed when applicants don’t meet income or credit requirements.
- Guarantor must earn 5× rent and meet credit standards.
Move-In Funds
- Security deposit (typically one month’s rent).
- First month’s rent and applicable fees due at move-in.
Pets
- Pet policy varies by property (restrictions and fees may apply).
- Service and support animals are always welcome in accordance with the law.
Residents Benefits Package
- All residents are automatically enrolled in the Redbird Residents Benefits Package, which includes renter’s insurance.
- Minimum liability coverage provided; residents may add personal property coverage if desired.
Fair Housing
Redbird proudly complies with all federal, state, and local Fair Housing laws.
